A relaxed conversation about your property, your ideas and your budget — with honest guidance on what is realistic.
We talk through the property, what you want to achieve and what you want to spend. You will leave with a view on the likely planning route, a rough timeline and clear next steps. No obligation and no pressure.

Understanding your project
We survey the property, confirm the constraints and agree a brief that reflects how you actually want to live.
A measured survey gives us an accurate base. We check permitted development rights, conservation status, boundary and drainage issues, and set a brief that balances ambition with what the site and budget will carry.

Design & planning
Concept design, revisions with you, then a complete application prepared and submitted to your borough.
We develop the layout with you across several revisions, then prepare the drawings, statements and documents your council requires. We submit on your behalf and handle officer correspondence through to decision.

Technical drawings & professional team
Building regulations drawings, structural input and introductions to builders used to pricing from a full package.
Once approved, we produce the technical package needed to build and to satisfy building control, coordinate structural calculations, and can introduce you to trusted builders and structural engineers.

Moving towards construction
Tender support, contractor comparison and a clear handover so you start on site with confidence.
We help you compare quotes on a like-for-like basis, flag anything that looks under-priced, and make sure the builder you appoint has everything they need before the first brick is lifted.
